The factors Airbnb names
Airbnb's help article on how search results work says it considers many factors, and names a few of the most important ones. In plain terms:
- Quality: things like listing photos, reviews and amenities.
- Popularity: how often guests save, book and rate a listing.
- Price: how the total price compares with similar listings nearby.
- Location: where the listing is relative to what the guest searched for.
Read the article itself for the current wording, since Airbnb updates it. Be wary of anyone who claims to know exact weights or secret tricks: Airbnb does not publish them.
1. Improve listing quality
This is the factor you control most directly.
- Photos: show every room, put your best 5 first, use horizontal, well lit images (photo tour, photo tips). See the photo guide.
- Amenities: Airbnb says adding sought-after amenities can make a listing more attractive and improve visibility in searches for those amenities (Airbnb Help). Tick everything you have, from the full list, not just the setup shortlist (Help your listing stand out). See the amenities checklist.
- Title and description: a clear title under 50 characters and a specific description help guests decide faster (title guidelines, description guide).
2. Earn better reviews
Reviews are part of quality, and they come from stays that match expectations. The most reliable levers are honest listings and smooth arrivals:
- Mention limitations up front so nothing surprises guests (Setting clear expectations).
- Send clear check-in instructions before arrival. Use our check-in instructions template.
- Answer common questions before they are asked with saved quick replies (Airbnb Help). Start with the welcome message template.
- Keep house rules short and within Airbnb's policy, with no fines or heavy chores (House rules policy).
3. Be easy to book
Popularity reflects what guests do with your listing. You cannot fake it, but you can remove friction: keep your calendar up to date, review minimum stays and check-in days, and make sure the cover photo and title make the listing easy to understand at a glance in search results, where photos are cropped and long titles are shortened (Airbnb title guidelines).
4. Price with the market in mind
Since Airbnb compares price with similar listings, look at comparable places nearby for your dates. Compare the total a guest pays, including cleaning and other fees, not just the nightly rate. Adjust for weekdays, weekends and seasons rather than leaving one rate all year.
5. Location: describe it well
You cannot move your property, but you can make its location work for you. Give specific distances and travel times in your description, and photograph the view, the walk or the nearby water if it is a draw.
What not to do
- Do not stuff keywords, emojis or symbols into your title. Airbnb's content guidance asks hosts not to use them (Airbnb Help).
- Do not list amenities you do not have. It leads to poor reviews and breaks Airbnb's accuracy guidance.
- Do not chase quick fixes that promise rankings. Steady improvements to quality, reviews and price are what Airbnb points to.
